Kepler And The Real Estate Funds

Go to a bank branch and ask the manager for directions on where you can allocate your capital. It will likely offer you a range of fixed income products tied to the CDI or some inflation correction index. However, if you consult with an architect or engineer, you will certainly hear from this professional that investing in real estate to sell or rent is a great way to earn a living. I am an architect and for many years I have argued in this direction with total conviction. It happens that in investments we can not be trapped in dogmas and paradigms. They often take us away from the best opportunities for generating passive income and increasing equity. Very few Brazilians invest through the Stock Exchange, as they believe that this environment is very risky and complex. If you belong to this group of people who distrusts the Stock Exchange and the contributions in variable income, I propose that you study the trajectory of Johanes Kepler (1571-1630). No, he was not a German investor, b...

CVM revokes suspension of the negotiation of quotas of the real estate fund MFII11

On Wednesday, the Brazilian Securities and Exchange Commission (CVM) revoked the suspension it had imposed on the negotiation of the real estate fund MFII11, Mérito Desenvolvimento Imobiliário I, at B3. Accordingly, the fund may again have its shares bought and sold by investors as of this Thursday (27). The fund, which is managed by Planner Corretora de Valores S.A., was suspended on July 18 of this year after the CVM discovered irregularities in its performance. At the time, according to the commission, the fund was similar to a financial pyramid, since the shareholder's compensation was made with part of the money coming from new issues. Now, according to the local authority, these irregularities have been remedied and, therefore, the fund can have its activities restarted. Among other things, the manager of MFII11 adjusted the net worth of the real estate fund, adjusting the evaluation of its investments. In addition, the fund manager also committed to distribute income based o...

Then comes the Southeast (8.31%) and Northeast (7.09%). In the North and South, however, the volume of delinquents that regularized the financial situation fell - the indexes were -10.38% and -3.10%, respectively. In the cut analyzed according to the age group, the majority of people who took out their debts are between 39 and 49 years old, representing 44% of the total. Then there are consumers who a...

Trade balance has surplus of US $ 2 billion in the third week of September

Brazil's trade balance posted surplus (exports minus imports) of US $ 2.012 billion last week, the Ministry of Industry, Foreign Trade and Services (MDIC) said on Monday. In September, until Sunday (23), the positive trade surplus totaled US $ 4.371 billion. According to the government, exports totaled US $ 14.954 billion (up 14.5% compared to the same period of last year) and imports, US $ 10.583 billion (up 12.1% ). In this comparison, exports of the three product categories increased: semimanufactured (+ 10.7%), manufactured (+ 7.1%) and basic (+ 23.7%). On the import side, purchases of fertilizers (+ 55.4%), motor vehicles and parts (+ 35.6%), steel (+ 33.9%), fuels and lubricants (+ 30.8% ) and optical and precision instruments (+ 20.7%). In the partial of this year, until September 23, the trade balance recorded a surplus, with foreign sales surpassing purchases from abroad, of US $ 42.048 billion. The result, however, is 17% lower than in the same period of last year, when ...

Investing In Stocks Is Not Investing In Government

One of the most common concerns of beginning investors is the fear that government interference in the economy or policy will take away the attractiveness of equity investment. More recently, these fears have intensified, as we are facing a rather tense electoral scenario with an uncertain outcome. It is logical that certain policies, especially those of an interventionist nature, tend to be viewed by the market as something negative, which causes some (or several) actions to suffer as a result of these measures. In some cases, they are speculative effects stemming from rumors, bills not yet approved, or other rumors that may be interpreted as negative for certain companies. In these cases, the actions of these affected companies may suffer, although the fundamentals remain intact. Opportunities are created. In other cases, government interference may in fact negatively affect a certain segment of the economy. It is possible that certain measures and laws may increase the taxation of a...

B3 informs that Stock Exchange will have extended trading from November 5

B3 announced on Thursday changes in trading hours from November 5, which will last for one hour. The Bovespa will run between 10am and 6pm, instead of finishing at 5pm as it is today. Daylight saving time officially begins on October 21, but stock exchange times will only change after Day 5. This is due to the end of US DST and the time differences between the two countries, which the measure seeks to mitigate . The idea is that foreign clients remain active in the market, and there is still no information as to when the exchange will be traded again on a regular basis. The Brazilian Stock Exchange operates in two schedules from 2015: the regular, between March and October, from 10am to 5pm, and the extended, whose start date depends on daylight saving time.

Fiikipedia: Which A (I) Liquidity Of The Real Estate Market?

This week's article is special. I explain. A few weeks ago, I did a Live with Tiago Reis where we talked about the size of the real estate funds market in front of Brazilian stocks. A few days later, our friend Nathan Octavio (NOD), a respected and well-known figure in the FII market, sent me a message commenting that I had watched this Live, but he brought me even more consistent data on the liquidity of assets in relation the actions. As you know, we are developers of the FII industry in Brazil: we want the market to grow, understanding that there is room for everyone. I realized the quality of the NOD approach and did not think twice: I made a proposal to him to turn all this data into an article for Fiikipedia. He promptly accepted the invitation and now we will bring two articles on this topic - again, I can say "VALUE NOD". Here's the first part, remembering that next week we'll bring the sequel to this sensational study. Many people who are starting in real...

The Advantage Of Dividends In Dollar

Receiving dividends in hard currency has an advantage that is little commented: Brazilians who have assets that generate income in hard currency receive more real as dividends in moments of high dollar. And since the rise in the dollar almost always comes along with moments of stress on the national scene, it usually receives more dividends in moments of internal crises when it is invested abroad. The investment in dollars acts in a countercyclical way: it generates more income when everything falls in Brazil. So, if you get $ 100 of Mc Donald's stock dividends, if the dollar goes from $ 3.00 to $ 4.00, your local currency dividends go from $ 300 to $ 400. Crises sometimes impact the profitability of companies in Brazil. And individuals have rain or shine expenses. If you have US assets that generate strong currency income, your total dividend income suffers less oscillation in times of economic instability in Brazil. And these moments of instability will always exist, although in ...

Ceteris Paribus: Understand This Used Tool In Economics

Ceteris Paribus, or Coeteris Paribus, from which we can translate as "everything else more constant" is a term widely used in economics for the explanation of theories and models. The use of Ceteris Paribus is very important, since it simplifies the studies that include a large infinity of variables. So we can say that Ceteris Paribus is an assumption in economic thought of which acts as an abbreviated indication of the effect of one economic variable on another. In practice an economist can claim that raising the minimum wage increases unemployment; also increasing the money supply and creating inflation. We have other examples of relationships such as reducing marginal costs increases corporate profits. While most economists rely on this tool to build economic models, it may be susceptible to significant flaws in the models created. One of the most common mistakes is when the arguments are layered on top of each other. However, this is a very useful way of describing market...

Cashier reduces interest on own house by SFI

Caixa Econômica Federal announced on Friday (14) a new reduction of interest rates on real estate financing by the SFI system, for properties valued at up to R $ 1.5 million. With the reduction, the minimum interest rate goes from 9.5% to 8.75%, and is equal to the rate in force since last month for financing by the SFH system. The new rates take effect on September 24. The SFH (Housing Financial System) uses savings resources to provide real estate credit for the purchase of properties up to R $ 950 thousand in São Paulo, Rio de Janeiro, Minas Gerais and the Federal District, and up to 800 thousand in other states ( this amount will increase to R $ 1.5 million nationwide as of 2019), and allows the borrower to use the resources of the FGTS in the financing. The SFI is outside this system, and allows to finance higher-value real estate. According to the president of Caixa, Nelson Antônio de Souza, as of November will be offered a new service of property valuations, making available an...

Trump wants to impose tariffs about $ 200bn on Chinese products

US President Donald Trump has instructed his aides to move forward with tariffs on about $ 200 billion worth of Chinese products, despite Treasury Secretary Steven Mnuchin's attempts to resume talks with China on trade war, Bloomberg said on Friday. Reuters could not immediately verify the report, which had an immediate effect on the financial markets. This has led US stocks to decline, backed by the retreat of the Chinese yuan and gains in the dollar index, in addition to weighing heavily on the S & P 500 index. The move comes exactly a week after Trump raised the possibility of imposing tariffs on $ 200 billion in imports and also threatened to tax more $ 267 billion on Chinese goods. Trump has already imposed tariffs on $ 50 billion worth of products imported from China. The United States imported only $ 505 billion worth of products from China last year. But 2018 imports from China by July rose nearly 9 percent from the same period in 2017, according to data from the US Cen...

Unemployment claims in the US have been lowest since 1969

Unemployment insurance claims in the United States in the first week of September remained at their lowest level since December 1969, according to official data on Thursday. The Labor Department posted 204,000 applications in the week ending last Friday, which means a drop of 1,000 applications, seasonally adjusted data. Analysts had expected an increase of 210,000. It is the lowest level since December 6, 1969, when 202,000 applications for insurance were filed. The US labor market is currently well-placed, with an unemployment rate of 3.9%, the lowest in almost 20 years.

Savings have better funding

In August, savings totaled R $ 5.862 billion, according to data released by the Central Bank. This was the best result of the month of August, since 1995, and is also the sixth consecutive month of net positive funding. Savings are a very popular way of investing in Brazil, and of the 24% of Brazilians who have investments, 16% use savings. With this, it is possible to observe that many people stop making money, opting for safe investments, but that do not show a good return. If you are one of the people who invest in savings, know that there are other types of investments that can earn you a lot more money, such as the daily liquidity CDB that can pay up to 100% more than the savings investment. If the money invested is going to be long term, the ideal is to make an investment in the Treasury Direct IPCA 2024. If you invest $ 100 thousand, you can have an income of up to R $ 67 thousand within 8 years.

Wealth Rate: The Thermometer of Financial Independence

Have you ever heard of the "Wealth Rate"? Anyone who has read a few works by Robert Kiyosaki, such as the famous "Rich Dad, Poor Dad," or "Retired young and rich," books that are very important in building the mindset and beginning the journey of most investors, must have heard. The Richness Rate, shown in some of Robert Kiyosaki's books, is a kind of financial independence 'gauge', which shows the relationship of passive income to a person's monthly expenses, the investor's first major goal being to make it grow consistently and make it higher than 1, at least. At the moment the rate reaches 1, it means that the investor is receiving in dividends, interest and income, the same as his monthly expenses, and in this way, it would be a passive income level capable of sustaining him at the moment. To calculate the Wealth Rate is simple and the formula is as follows: Wealth Rate = Passive Income / Total Expenses. In other words, monthly (or ...

Wealth ratio

Below is a text by our variable income VP, Felipe Tadewald, in which he talks about the "wealth rate", an indicator disseminated by Robert Kiyosaki, author of the bestseller "Rich Dad, Poor Dad", which basically serves as a thermometer of financial independence. This indicator can undoubtedly help those who wish to live dividends in the future, and certainly serves as a good incentive for investors, who will want to invest more and buy more assets every month to see their dividends grow and see their rate accordingly grow. I believe that every investor entering into the financial market should have one of his main goals of living dividends and passive income in the future, and should care less about short- and medium-term oscillations, after all, the The main goal is for the investor to sustain himself with his proceeds, without having to sell stocks and dilute his equity to pay bills. This mindset, with a focus on raising passive income, is what made Barsi start in...

Three Characteristics We Look for When Recommending a Dividend Company

Today we will present three fundamental characteristics that we look for in the companies recommended by our portfolios, especially the dividend portfolio, which has as a focus, besides the operational excellence of the companies and good numbers, a good dividend history for those who seek to increase the generation of passive income, with consistency. Obviously there are several other features that we also look for, and no doubt we want to address other opportunities, such as Suno Call or even weekly reports, but today, we will focus on three characteristics that we consider very important and usually require before recommending a company. Enterprises in less cyclical sectors Whoever accompanies our portfolios can realize that, in general, we do not usually add to the portfolio assets of companies exposed to cyclical sectors. The biggest reason we do not add this company profile is precisely because companies in cyclical sectors show great volatility in their results, or even in their...

Unemployment Insurance Claims Drop by $ 10,000

The number of people applying for US unemployment aid last week rose less than expected, according to official data released on Thursday. The number of individuals applying for early unemployment benefits in the week ended September 1 was 203,000, down from 10,000 in the previous week to 213,000, the US Department of Labor said. Analysts had expected claims to increase orders to 214,000 last week. The four-week moving average fell 2,750 from 209,500 last week. The monthly average is seen as a more accurate indicator of labor trends because it reduces volatility in data from week to week. The claim of continued unemployment, which measures the number of people still receiving benefits after an initial week of aid, reached 1,707,000 compared to 1,710,000 the week before. That compares to a consensus forecast of 1,710,000. The previous week's result was revised to an increase of 2,000, from an initial reading of 1,708,000.

Brazil registers US $ 4.25 billion outflow in August, says Central Bank

The withdrawal of dollars from the Brazilian economy surpassed the inflow of funds by US $ 4.250 billion in August, the Central Bank said on Wednesday. This was the country's first outflow of foreign exchange since March this year, in five months. The inflow of dollars occurs when investors send money to Brazil for financial investments or investment in companies, for example. The dollar comes out when those investors withdraw funds from Brazil and usually apply in other countries. These transactions occur through remittances made by banks contracted by these investors. However, in the accumulated of this year, until the end of August, the Central Bank reported that US $ 24.178 billion entered the Brazilian economy. The exit of dollars would favor, in theory, the high of the quotation of the American currency in relation to the Real. That is because, with fewer dollars in the market, its price would, in theory, tend to move forward. In August, in fact, there was an increase of mor...

Industrial production down 0.2% in July, says IBGE

Brazilian industrial production fell by 0.2% in July compared to the immediately previous month, after growing by 12.9% in June, the Brazilian Institute of Geography and Statistics (IBGE) released on Tuesday (4). The decline was driven by the decline in the production of capital goods such as trucks and machinery. In comparison with July 2017, however, the industry grew 4% in July 2018. The result came better than expected. Reuters' research expectations with economists were down 1% on a monthly basis and up 2% year-on-year. Year-to-date, the industry rose 2.5%, continuing the gradual recovery path, pressured by the weakness of investments and uncertainties for the sector in the middle of the electoral race. "There was a rhythm gain accumulated in the last 12 months, from 3.1% in June to 3.2% in July 2018," the IBGE said in a statement. Despite traction gains from June to July, the accumulated 12-month high is still lower than in April, when it reached 3.9%. The IBGE re...

Trade balance has lower surplus for August in three years

The growth of imports due to the recovery of the economy has reduced the balance of trade. According to figures released recently by the Ministry of Industry, Foreign Trade and Services (MDIC), the country exported US $ 3.775 billion more than it imported last month, down 32.5% from a positive result of US $ 5.592 billion in August 2017.
