Cashier reduces interest on own house by SFI
Caixa Econômica Federal announced on Friday (14) a new reduction of interest rates on real estate financing by the SFI system, for properties valued at up to R $ 1.5 million. With the reduction, the minimum interest rate goes from 9.5% to 8.75%, and is equal to the rate in force since last month for financing by the SFH system. The new rates take effect on September 24. The SFH (Housing Financial System) uses savings resources to provide real estate credit for the purchase of properties up to R $ 950 thousand in São Paulo, Rio de Janeiro, Minas Gerais and the Federal District, and up to 800 thousand in other states ( this amount will increase to R $ 1.5 million nationwide as of 2019), and allows the borrower to use the resources of the FGTS in the financing. The SFI is outside this system, and allows to finance higher-value real estate.
According to the president of Caixa, Nelson Antônio de Souza, as of November will be offered a new service of property valuations, making available an award directly to individuals and companies. In his opinion, the outlook for 2019 is "very good", considering the net positive funding of the savings account and the expectation of the introduction of the Guaranteed Real Estate Letter (LIG), which will be a source of complementary resources for real estate financing in the country. Another factor that should favor the sector, according to the president of Caixa, is the approval of the positive register, which should add clients to the real estate loan market. "It will increase the credit base by 1 trillion (reais) and bring this customer that has no proven income and is out of the market," Souza said.
The rate change occurs after Caixa has reduced rates in April this year for the first time in 17 months, following the move initiated by other banks.
