Caixa Econômica Federal announced today (24) a reduction of up to 0.5 percentage point in interest rates on real estate loans for operations with funds from the Brazilian Savings and Loan System (SBPE). The minimum rates went from 9% a year to 8.75% per year, in the case of real estate within the Housing Finance System (SFH), and from 10% per annum to 9.5% per year for real estate under the System of Real Estate Financing (SFI). Caixa also changed the quota limit for used real estate financing from 70% to 80%. All changes begin to apply as of today.
The residential properties of up to R $ 800 thousand, for every country, except for Rio de Janeiro, São Paulo, Minas Gerais and the Federal District, where the limit is R $ 950 thousand, are included in the SFH. Residential properties above SFH limits are framed within the SFI. According to the president of Caixa, Nelson Antônio de Souza, the new reduction of interest rates facilitates access to own house and contributes to the resumption of investments in the civil construction sector. "It is up to Caixa, as the main financial agent of housing, to continue offering the best rates and conditions for our clients, as well as collaborating with the resumption of investments in the real estate market and its productive chains," he said in a statement. For this year, Caixa has R $ 82.1 billion available for housing loans. The bank holds the leadership in the sector with 69.3% of the operations for the acquisition of own house.
In April, Caixa had already reduced interest rates by up to 1.25 percentage point, on operations with SBPE funds. In that month, the limit on the financing of used property rose from 50% to 70% and Caixa resumed the financing of operations of qualifying agents (real estate with production financed by other banks) up to 70%. In July, the bank reduced on average 1 to 2 percentage points a year the rates of real estate credit for corporate entities.
